I would have expected an out of town house to be bigger and that to offset the higher value.
My guess is that the out of town houses are only a bit bigger, but have much bigger gardens, which do more to increase the value.
I see a similar thing in eg Loughbourgh, Market Harbourgh, Andover and Gloucester.
